Introduction: One of the problems that have arisen in most urban contexts is the evolution of wear and tear with the passage of time, and public spaces are also a part of urban contexts.
Objectives: This research has been done with the aim of analyzing the effects of the effective factors on the deterioration of the fabric of the 20th district of Tehran in reducing the social and economic values of the public spaces of the district.
Methodology: The current research is applied in terms of purpose and descriptive-analytical in terms of method.
Geographical Context: The case study of this research is district 20 of Tehran city.
Results: The findings showed that all factors and dimensions have a high effect and significance in intensifying the wear and tear of the district and reducing the economic and social values of public spaces in the 20th district of Tehran. Among the dimensions, physical and social factors have had a greater impact on reducing the values of public spaces in the district.
Conclusion: In order to improve the quality of life and dynamism of public spaces, it requires integrated and all-oriented problem-making and management and by involving all intruders and stakeholders in planning this texture, therefore, in order to achieve this, the need for cooperation of related organs and devices serving in the city, because with proper and correct planning, a fundamental step can be taken in the field of development of public spaces and quality promotion of the environment.
