Developing and Evaluating a Model of Regeneration the Worn-Out Urban Textures by method Grounded Theory and Structural Equation (Case Study: City of Saqqez)

Abstract
ABSTRACT

Introduction. Worn-out urban textures are known as the vulnerable textures in facing the risks that worn-out urban textures are less developed compared to other urban textures and urban regeneration is one of the effective measures in reducing the vulnerability of worn-out textures in facing the risks.



Objectives: The aim of this research is developing and evaluating a model of regeneration the worn-Out textures in the city of Saqqez.



Methodology: The main model in the research was hybrid in terms of method and mixed, the nature of the research was exploratory and in terms of data type, it was qualitative-quantitative. For this purpose, the present study used the qualitative grounded theory method to identify and extract codes and categorize groups and then structural equation was used to evaluate the developed model.



Geographical Context: The geographical context of this research is the city of Saqqez the second largest city in Kurdistan Province which is located in 180 kilometers from the provincial center and on the Sanandaj-Bukan and Baneh three-way. The city of Saqqez is geographically located at 33 degrees and 44 minutes to 35 degrees and 34 minutes north latitude and 45 degrees and 34 minutes to 47 degrees and 16 minutes east longitude.



Results: The research findings showed that 308 open codes were identified, and after removing duplicate codes and classifying them, 116 conceptual codes, 24 axial codes, and 7 selected codes were obtained. The selected codes were then classified into 6 indicators (causal, axial, interventional, contextual, strategic, and consequence). Finally, the evaluation of the developed model has shown an ideal level so that the evaluation value has been at the desired level and more than 0/74 percent related to the coefficient of determination R2 for the dependent variables and the prediction evaluation (‌Q2) has also been more than 0/52 percent and the overall evaluation value of the model GOF has also confirmed the level of the model relationship with a value of 0/75.



Conclusion: In the developed model, attention is first paid to spatial justice and considering the self-sufficiency of the regions that achieving spatial justice and self-sufficiency requires attention and consideration of a foresight approach by urban managers and planners which requires identifying the factors affecting the future of worn-out textures and preparing for possible future problems and issues.
