Evaluation of factors effective on preserving and revitalizing agricultural lands and gardens (Case study: Lak Dizaj, Tabriz)

Abstract
The preservation and restoration of the gardens and agricultural lands has played a very important role in the development of the sustainable and nature-oriented landscape architecture of the city, and the present research has been written based on the importance and necessity of the subject, with the aim of identifying the vital drivers for the preservation and restoration of these lands. The research method in the current study is applied with the nature of future research, which uses the technique of cross-effects analysis in the MICMAC software to analyze the data. Also, the information of this research has been collected using the elite Delphi method (15 elite people in the field of architecture and urban landscape). The findings of the research show that among the investigated drivers, the most influential drivers in maintaining and revitalizing agricultural lands and gardens are related to the drivers of income, private investment, social attitude of the owners, and production related to the city. Also, the most effective has been related to land price drivers, private investment, agricultural tourism and urban agriculture promotion. The results indicate that according to the current state of the urban management system of Tabriz and the physical and population expansion of the city, it will be difficult to maintain agricultural lands and gardens in Tabriz metropolis (Lak Dizj area).
