Abstract
Introduction: Worn-out urban textures are among the main concerns of planning systems; they are vulnerable to hazards and have benefited from less development than other urban areas. Urban regeneration reduces their vulnerability.
Purpose: To develop and evaluate a model for the regeneration of worn-out textures in the city of Saqqez.
Geographical area: The study area is the city of Saqqez, the second largest city in Kurdistan Province, located 180 kilometers from the provincial center at the junction of the Sanandaj–Bukan and Baneh roads.
Methodology: In terms of method, the research was combined and mixed; the nature of the research was exploratory, and in terms of data type, it was qualitative-quantitative. For this purpose, the qualitative grounded theory method was used to identify and extract codes and infer groups, and then structural equation modeling was used to evaluate the developed model.
Results and Discussion: A total of 308 open codes were identified; after duplicate codes were removed and the remaining codes were classified, 116 conceptual codes, 24 axial codes, and 7 selective codes were obtained. The selective codes were classified into six dimensions (causal, axial, interventional, contextual, strategic, and consequential). The evaluation of the model indicated an ideal level: an R² of more than 0.74, a Q² of more than 0.52, and a GOF of 0.75, all of which confirm the model's relationships.
Conclusion: In the developed model, primary emphasis is placed on spatial justice and regional self-sufficiency; achieving this requires foresight on the part of urban managers and planners, identification of the factors affecting the future of these textures, and preparedness for upcoming problems.
